There are 33 Counties in New Mexico. It became the 47th state on January 6, 1912. The state motto is "It Grows as it Goes".
Currently, New Mexico does not offer New Mexico tax lien certificates, instead it offers New Mexico Tax Deeds.
Summary: By July 1 of each year, the county treasurer shall prepare a tax delinquency list of all real property for which taxes have been delinquent for more than two years. (Sec. 7-38-61). After the receipt of the tax delinquency list, the department has the responsibility and exclusive authority to take all action necessary to collect delinquent taxes shown on the list. (Sec. 7-38-62). Real property may then be sold for delinquent taxes after the expiration of three years from the first date shown on the tax delinquency list on which the taxes on the real property became delinquent. (Sec. 7-38-65, Sec. 7-38-67).

Tax Sale List: Use New Mexico Tax Sale Lists to search for New Mexico tax lien certificates to buy or bid on. Generally most New Mexico tax sale lists will identify the property owner, parcel number, legal description and the amount due. In some cases, the tax sale list may include the tax collectors assessed value of the property.

Interest Rate: Not applicable, because there is no statutory right to redeem once the property has been sold
Auction Type: Tax Deeds. Upon receiving payment for real property sold for delinquent taxes, the division shall execute and deliver a deed to the purchaser. (Sec. 7-38-70a).
Bidding Procedure: The property is sold to the highest bidder who offers at least the minimum price set by the Department (Sec. 7-38-67). The minimum price must not be less than the total of all delinquent taxes, penalties, interests, and costs.
Costs: Payment of delinquent taxes listed and any penalty, interest or costs due in connection with those taxes shall be made to the department if occurring after the receipt by the department of the tax delinquency list (Sec. 7-38-62). The notice of sale will specify the costs that are due (Sec. 7-38-66).
Redemption Period: In order to redeem the property owner must pay all delinquent taxes, penalties, interest and costs by 5:00 p.m. of the day prior to the date of the sale; or an installment agreement for payment of all delinquent taxes, penalties, interest and costs due is entered into with the department by 5:00 p.m. of the day prior to the date of sale (Sec. 7-38-66). There is no statutory right of redemption once the sale has occurred.
Foreclosure: Upon receiving payment for real property sold for delinquent taxes, the division shall execute and deliver a deed to the purchaser. (Sec. 7-38-70).
Notes: Upon review of New Mexico Law, the real estate tax lien does not have priority over other encumbrances/liens. Therefore, use caution as you select properties to bid on (Sec. 7-1-49).
