There are 29 Counties in Utah. It became the 45th state on January 4, 1896. The state motto is "Industry".
Currently, none of the counties offer tax lien certificates, instead they offer tax deeds.
Summary: If any property is not redeemed by March 15 following the lapse of four years from the date when the property tax became delinquent, the county treasurer shall immediately file a listing with the county auditor of all properties whose redemption period is expiring in the nearest forthcoming tax sale. The tax sale shall be conducted in May or June of the current year. (59-2-1343, 59-2-1351). The minimum bid must be an amount sufficient to pay the taxes, penalties, interest, and administrative costs, for less than the entire parcel. (59-2-1351.1). Any property offered for sale for which there is no purchaser shall be struck off to the county by the county auditor, (59-2-1351.3). The tax sale terminates any and all rights of redemption (59-2-1346).

Tax Sale List: Use Utah Tax Sale Lists to search for Utah tax lien certificates to buy or bid on. Generally most Utah tax sale lists will identify the property owner, parcel number, legal description and the amount due. In some cases, the tax sale list may include the tax collectors assessed value of the property (59-2-1343).

Interest Rate: There is no right to redeem property sold at a tax sale (59-2-1346, 59-2-1351.1).
Auction Type: Tax Deed (59-2-1351.1).
Bidding Procedure: Subject to the minimum bid requirements. The highest bid amount for the entire parcel of property, however, a bid may not be accepted for an amount which is insufficient to pay the taxes, penalties, interest, and administrative costs; or (b) a bid in an amount sufficient to pay the taxes, penalties, interest, and administrative costs, for less than the entire parcel. (59-2-1351.1).
Costs: The administrative costs that are included in the minimum bid include the fee for recording the deed; other costs payable by the tax sale purchaser are not specified in state statute (59-2-1351.1).
Redemption Period: All redemption rights terminate upon the sale of the property (59-2-1346).

For anyone needing more detailed information regarding tax auctions (ie, exact contact information, when & where the next auction is, auction listings, etc.), www.Tax-Lien-Database.com has all the information you need. Their database is also dynamic, meaning it continually updates with the latest information and they have an actual active discussion board (Admins answer questions). The site also provides a service for investors to buy and sell liens/deeds between themselves. The whole site is $10/mo, but the first month is free and is definitely worth a shot.
